Developed in 1971 as a mobile home rental park, Phase I consisted of 190 units with future expansion of no more than 158 additional lots.  Residents were surprised when a California company, Rancho del Ciervo, bought the park in 1977 and informed them that they now had a six-month lease during which time they could buy their lot or move their mobile home.  Residents would also have to buy the common elements consisting of the recreation facilities, street lights, etc and pay maintenance and water fees.  Tenants Rights Committee of Tanglewood was formed and succeeded in gaining all common elements and water meters as part of a lot price of $4995.

Tanglewood Mobile Village Condominium Association, “responsible for governing and maintenance of the Condominium,” was organized under Florida Statutes Chapter 718, Condominium Act, and under Internal Revenue Code, Section 501(c)(7), as a not-for-profit corporation.  Declaration of Condominium, Articles of Incorporation and By-Laws were filed with the State in December 1977 and Rules and Regulations adopted.  Each unit would be entitled to one vote.  The Association address was that of the president, Philip Armentrout, and a monthly assessment of $17.00 was established.  However, until completion of the project, the developer retained control and maintenance of corporate records.

In 1979, the Ladies’ Auxiliary and Men’s Club were formed and activities to raise funds to benefit the purchase of necessary items for the clubhouse, etc. was begun.  Phase II officially added 80 units to the development.  By 1980, there existed a newsletter, Welcome Lady, Sunshine Couple, social directors and weekly activities included Euchre, horseshoes, Bingo, ladies craft sessions, a walking group, ladies exercise and a “Social Hour.”  Monthly blood pressure checking and a pancake breakfast were held.  Phase III added 77 units plus 1 unit designated as the office, bringing the total units to 348.  In 1981, all record maintenance was turned over to the Association by the developer. 

By 1986, several accomplishments were noted: new clubhouse roof, paved parking, fencing, entrance medians extended, handicap facilities added to clubhouse restrooms, Phase II and III streets resurfaced, stop signs installed.  It’s no wonder that TMV received a Five-Star Park status.

In 1991, due to Pasco County setting up 911 Emergency Call Service, some street names and all house numbers were changed. 

To mark the year 2000, residents were invited to put messages/mementos in Ziploc bags and all were put in a Millennium Time Capsule container the was buried near the flagpole.  North Meadowlawn Funeral Home donated a plaque noting the capsule is “To be opened 1-1-2028,” the 50th anniversary of the Condo Association.

In the years following 1986, many activities for the residents continued, some new ones were formed and others abandoned.  Improvements/maintenance to the park’s common elements continued as required.  Today, it is reflected as you drive through the park that the continuing improvement has never ceased and the pride that the residents have in their park is reflected; hence, units for sale are usually grabbed up quickly by sun-seeking snowbirds!

In 2008, the Board contracted with Qualified Property Management to provide park management services and that contract remains effective today.  While monthly assessments have steadily climbed beyond the $17.00 first established, it still remains at a modest $100.00 (effective January 2020).  This assessment covers the maintenance of the common elements; annual expenses such as insurance, tax preparation, management fees; lawn mowing/trimming of common grass areas and residents yards as needed, bi-weekly trash pick-up for clubhouse and residents, etc. (a complete breakdown of your Condominium Fees is covered during your orientation).

A “Blue Book” of Documents and Rules and any changes to them is provided with each unit.  Please feel free to stop by the office and speak with any Board member regarding a preview of these.  A current listing of available units for sale is also available in the mailbox beside the office entrance.
