TANGLEWOOD MOBILE VILLAGE CONDOMINIUM:

EXCERPTED FROM THE USE AND OCCUPANCY RESTRICTIONS
 

 

EACH OWNER, INVITEE, RELATIVE OR GUEST, HEREINAFTER REFERRED TO AS “OCCUPANT,” IS GOVERNED BY THE FOLLOWING REGULATIONS:

VEHICLES

ALL AUTOMOBILE PARKING IN COMMON AREAS SHALL BE ONLY IN THE PARKING SPACES SO DESIGNATED FOR THAT PURPOSE BY THE ASSOCIATION.  NO ONE SHALL PARK ON THE LAWNS OR SIDEWALKS. THERE WILL BE NO PARKING ON THE STREETS OVERNIGHT,

OWNER AGREES TO NOTIFY ALL GUESTS OF THE REGULATIONS. NO BOATS, TRAILERS, CAMPERS, MOTORCYCLES OR VEHICLES LARGER THAN A PASSENGER AUTOMOBILE WILL BE PERMITTED WITHIN THE CONFINES OF THE UNIT, AND ANY SUCH VEHICLE OR ANY OF THE PROPERTIES MENTIONED MAY BE REMOVED BY THE ASSOCIATION AT THE EXPENSE OF THE OWNER OWNING THE SAME FOR STORAGE OR PUBLIC AND PRIVATE SALE, AT THE ELECTION OF THE ASSOCIATION, AND THE UNIT OWNER OWNING SAME SHALL HAVE NO RIGHT OR RECOURSE AGAINST THE ASSOCIATION THEREFORE.

NO REPAIRING OF AUTOMOBILES, TRAILERS, BOATS, CAMPERS OR ANY OTHER PROPERTY OF OWNER WILL BE PERMITTED OUTSIDE OR WITHIN THE CONFINES OF THE OWNER’S UNIT.

THE SPEED LIMIT WITHIN THE PARK IS 15 MILES-PER-HOUR.

No BARRICADES ACROSS DRIVEWAYS ARE PERMITTED.

UNIT MAINTENANCE

EACH OCCUPANT SHALL MAINTAIN HIS UNIT AND MOBILE HOME IN GOOD CONDITION AND REPAIR, INCLUDING ALL INTERNAL SURFACES WITHIN OR SURROUNDING HIS MOBILE HOME; AND MAINTAIN AND REPAIR THE FIXTURES THEREIN, AND SHALL PROMPTLY PAY FOR ANY UTILITIES WHICH ARE METERED SEPARATELY, IN HIS MOBILE HOME.  COMMON AREAS OF THE CONDOMINIUM, SUCH AS HALLWAYS, CLUB AREA, LANDSCAPED AND GRASSED AREAS, SHALL BE USED ONLY FOR THE PURPOSE INTENDED. NO ARTICLES BELONGING TO THE MOBILE HOME OCCUPANTS SHALL BE KEPT IN SUCH AREAS, TEMPORARILY OR OTHERWISE.

EACH MOBILE HOME OCCUPANT SHALL MAINTAIN HIS UNIT IN A CLEAN AND SANITARY MANNER.  PORCHES SHALL BE USED ONLY FOR THE PURPOSES INTENDED.  UNIT OWNERS MAY PURCHASE AND INSTALL LAUNDRY EQUIPMENT IN THEIR UTILITY ROOMS.

EACH OCCUPANT SHALL BE RESPONSIBLE FOR THE CARE AND MAINTENANCE, I.E. SHRUBS, TREES, BUSHES, PLANTERS, ETC. WITHIN THE BOUNDARY CONFINES OF THE OCCUPANT’S UNIT, OR THE PARK WILL HAVE IT DONE AND BILL THE RESIDENT.

THE ASSOCIATION SHALL BE RESPONSIBLE FOR LAWN-CUTTING AND TRIM OF THE SIDEWALKS WITHIN THE BOUNDARY CONFINES OF EACH UNIT.  THIS RESPONSIBILITY SHALL NOT BE CONSTRUED TO MAKE THE ASSOCIATION RESPONSIBLE FOR OTHER MAINTENANCE ON INDIVIDUALLY OWNED UNITS.  THE OCCUPANT SHALL BE RESPONSIBLE FOR TRIMMING AND EDGING WITHIN ONE FOOT OF DRIVEWAYS AND THE MOBILE HOME, AND ALSO FOR WATERING, FERTILIZING TREES AND SPRAYING LAWNS.

THE PLANTING OF ANY ADDITIONAL TREES OR PLANTS MUST BE APPROVED BY THE ASSOCIATION AND THE VARIOUS UTILITIES FURNISHING SERVICE TO THE CONDOMINIUM PROPERTY AS TO TYPE AND MANNER OF INSTALLATION.

EACH MOBILE HOME SHALL BE USED ONLY FOR THE PURPOSE OF AN ADULT, SINGLE FAMILY RESIDENCE AND NO PERSON UNDER THE AGE OF TWENTY-ONE (21) MAY RESIDE IN SUCH RESIDENCE.  HOWEVER, A PERSON UNDER THE AGE OF TWENTY-ONE (21) MAY BE PERMITTED TO VISIT HIS IMMEDIATE RELATIVES IN SUCH A RESIDENCE FOR A PERIOD OF NOT LONGER THAN THIRTY (30) DAYS IN ONE CALENDAR YEAR SO LONG AS THE VISITOR IS PROPERLY SUPERVISED TO THE SATISFACTION OF THE ASSOCIATION.

EACH MOBILE MAY IDENTIFY ITS OCCUPANT BY A NAMEPLATE.

REMOVABLE UMBRELLA CLOTHES DRYING UNITS ARE PERMITTED BUT OVERNIGHT DRYING AND SUNDAY DRYING SHALL NOT BE PERMITTED.

ALL TV ANTENNAS MUST BE LOCATED AS CLOSE TO THE REAR QUARTER OF THE MOBILE HOME AS POSSIBLE AND APPROVED AS TO TYPE BY THE ASSOCIATION.

 

THERE SHALL BE NO STORAGE OF LUMBER, BUILDING MATERIALS, ETC. UNDERNEATH OR AROUND THE UNIT.

NO FENCES MAY BE MAINTAINED OR ERECTED NOR MAY A SHRUB OR TREE LINE BE MAINTAINED AS A FENCE.

NO SIGNS, ADVERTISING OR NOTICES OF ANY KIND OR TYPE WHATSOEVER, INCLUDING BUT NOT LIMITED TO  “FOR SALE” SIGNS, SHALL BE PERMITTED OR DISPLAYED ON THE EXTERIOR OF ANY MOBILE HOME.

 

TRASH

DISPOSITION OF GARBAGE AND TRASH SHALL BE ONLY BY USE OF GARBAGE DISPOSAL CANS FOR EACH OCCUPANT IS RESPONSIBLE.

 

PETS

NO ANIMALS OF ANY KIND OVER TWENTY-FIVE (25) POUNDS SHALL BE KEPT OR HARBORED IN OR ABOUT THE UNIT OR COMMON ELEMENTS.  IN NO EVENT, SHALL ANY PET BE PERMITTED IN ANY COMMON AREAS OR LIMITED COMMON AREAS EXCEPT UPON THE STREETS AND THEN ONLY WHEN UNDER RESTRAINT.

 

NOISE

NO OCCUPANT MAY MAKE OR PERMIT ANY DISTURBING NOISES IN HIS MOBILE HOME OR ON THE CONDOMINIUM PROPERTY, WHETHER MADE BY HIMSELF, HIS FAMILY, FRIENDS, GUESTS, NOR DO OR PERMIT ANYTHING TO BE DONE THAT WOULD INTERFERE WITH THE RIGHTS, COMFORTS OR OTHER CONVENIENCES OF OTHER OCCUPANTS.  NO OCCUPANT MAY PLAY OR SUFFER TO BE PLAYED, ANY MUSICAL INSTRUMENT, PHONOGRAPH, RADIO, OR TELEVISION SET BETWEEN THE HOURS OF 11 :00 PM AND THE FOLLOWING 8:00 AM, IF THE SAME SHALL IN ANY MANNER DISTURB OR ANNOY THE OTHER OCCUPANTS.
